Director of Maintenance Operations

About the role

The Maintenance Operations Director ensures optimal performance across regional property portfolios by implementing comprehensive programs, initiatives, and strategies. This leader works closely with regional maintenance teams to track, improve, and streamline effectiveness and efficiency.

Key responsibilities

• Manage maintenance responsibilities for a regional portfolio and provide direction to Regional Maintenance Managers.
• Mentor and train team members on best practices.
• Prioritize and scope operational‑excellence projects to improve maintenance quality and process efficiency using data, KPIs, and performance indicators.
• Recruit and hire staff as needed.
• Collaborate with senior leadership to develop action plans for maintenance operations.
• Ensure compliance with company safety programs, OSHA, insurance, licensing, and regulatory inspections.
• Scan the market for emerging trends in maintenance operations.
• Oversee delivery of project‑management services, property maintenance, and facility services within the division.
• Provide feedback to other departments, such as Customer Experience.
• Prepare HR, financial, administrative, and analytical reports.

Required profile

• Strong written and verbal communication skills for data presentation.
• Proficiency with word processing, spreadsheets, property‑management software (Yardi or OneSite), and database tools.
• Mathematical ability to handle budgets, financial records, and fiscal reporting.
• Capability to read and interpret financial statements.
• Knowledge of federal fair‑housing laws and applicable local housing regulations.
• Minimum five years of supervisory experience and at least seven years in property maintenance, capital‑project management, or multifamily renovations.
• College degree in a related field or equivalent experience.

Required skills

• Yardi property‑management system.
• OneSite property‑management system.
• EPA certification (preferred).
• Certified Pool Operator (CPO) certification (preferred).
• Real Estate Assessment Center (REAC) training (preferred).
