Community Manager – Midrise Apartment Community

About the role

The Community Manager oversees day‑to‑day operations of a stabilized mid‑rise apartment community of 216 units, driving financial performance, resident satisfaction and regulatory compliance.

Key responsibilities

• Develop and manage the property budget, set rent rates, collect fees, and prepare monthly financial reports.
• Approve vendor invoices, ensure insurance certificates, and control expenditures within budget.
• Oversee lease enforcement, approve applications, conduct inspections, handle evictions and collect late fees.
• Analyze market trends and implement leasing strategies to meet occupancy and revenue goals.
• Respond to resident requests, ensure maintenance team compliance, and conduct regular property inspections.
• Hire, train, and supervise property staff; manage performance and owner relationships.

Required profile

• Bachelor’s degree preferred in Business Management, Real Estate or related field.
• 4‑6 years of property management, sales, marketing and customer service experience.
• Strong communication, conflict‑resolution and customer‑service abilities.
• Detail‑oriented, self‑motivated and able to work independently and as a team leader.

Required skills

• Proficiency with property management software (Entrata, Yardi, OneSite).
• Strong skills in Internet usage, word processing, spreadsheets and database management.
• Valid driver’s license for operating a golf cart on‑site.
