About the role
The Community Manager will oversee the day‑to‑day operations of Encore at the Park, a stabilized 280‑unit garden‑style community in Durham, NC. Reporting to senior management, this role ensures the property meets its financial targets, complies with all housing regulations, and delivers a high‑quality resident experience.
Key responsibilities
- Manage on‑site staff, daily activities, and resources to achieve budgeted financial and operational goals.
- Develop and monitor budgets, analyze financial statements, and prepare monthly financial status reports.
- Set rent rates, collect rent and fees, process bank deposits, and ensure timely posting of payments.
- Approve vendor invoices, verify insurance certificates, code charges to the appropriate chart of accounts, and coordinate with accounting.
- Control expenditures within approved budgets and manage the petty‑cash fund.
- Oversee lease enforcement, including application approvals, discounts, renewals, inspections, evictions, and collection of late fees.
- Monitor market and economic trends that could impact the property and adjust strategies accordingly.
Required profile
- Proven experience in multifamily property management or community management.
- Strong knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and other relevant regulations.
- Demonstrated ability to manage budgets, financial reporting, and vendor relationships.
- Excellent organizational and communication skills with a focus on resident satisfaction.
