Community Manager - Affordable Housing

About the role

Monroe Group, Ltd. is hiring a full-time Community Manager to support its residents in Fairbanks. The property is affordable housing, and the company's mission is to provide clean, safe housing for all. The salary listed is $55,000.

Key responsibilities

• Oversee the community staff to ensure a smooth working operation.
• Maintain the wait list at 30%, turn vacant units into rentals within 5 days, and inspect property cleanliness daily.
• Ensure efficient use of the property and organize resident functions according to the monthly calendar.
• Handle rent checks daily, keep property expenses within budget, and assist the Regional Manager with annual budget preparation.
• Manage delinquencies, codes and payables, and ensure new resident paperwork and certifications are completed correctly.
• Ensure compliance with programs such as Project-Based Section 8 and/or Tax Credit, working with the National Compliance Manager.
• Prepare for the Management Occupancy Review, post legal notices and take legal action when necessary.
• Prepare weekly, monthly, quarterly and annual reports and carry out other assigned duties.

Required profile

• 1 year of residential or commercial property management in a management role; management or customer service experience required.
• General knowledge of affordable housing programs preferred.
• At least 3 years of property management in a managerial role preferred.
• Able to work scheduled hours, in a fast-paced environment, with minimal supervision, and to meet deadlines.
• Ability to lift up to 40 lbs, sit and stand frequently, and walk the entire property.

Required skills

• Familiarity with clerical practices, office procedures and automated equipment.
• Excellent verbal and written communication skills.
• Self-starter and self-motivated.
