Turn Assistant – Student Living at The Ridge

About the role

This position performs technical and mechanical work to ensure the buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety, appearance and functionality. The role supports resident satisfaction and property performance through timely maintenance and turn‑around services.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks and final inspections.
• Maintain common areas and amenities by cleaning, pressure‑washing, trash removal, and painting curbs or signage as needed.
• Document service requests accurately and track inventory of tools, supplies and equipment.
• Inspect contractor work and assist with routine property inspections to identify safety or repair concerns.

Required profile

• High school diploma, GED or equivalent combined with at least two years of experience in property or building maintenance.
• Proactive, self‑motivated and able to work independently, lead tasks and collaborate within a team.
• Willingness to work flexible hours, including evenings, weekends and holidays, and to be on call for emergencies.

Required skills

• Proficiency with internet, word processing, spreadsheet and database management applications for reporting and documentation.
• EPA refrigerant recycling certifications (Type I, Type II or Universal) as required for service technicians.
• Valid driver’s license for operating a golf cart on the property when needed.
