Service Supervisor – Student Living Community

About the role

The Service Supervisor ensures that all interior and exterior areas of the Delaware Apartments student‑living community are maintained to Greystar’s high standards of cleanliness, safety and functionality. This on‑site role combines hands‑on technical work with coordination of maintenance activities and vendor services.

Key responsibilities

• Manage resident‑initiated work orders, diagnose issues, and perform repairs in line with company policies, safety standards and applicable codes.
• Oversee the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, scheduling of contractors, procurement of supplies, completion of repairs and final inspections.
• Develop and enforce standards for the appearance of grounds, amenities, building exteriors, common areas, signage and parking facilities.
• Conduct periodic inspections of work performed by service team members and external contractors, and implement corrective action plans as needed.
• Maintain inventory of spare parts and maintenance supplies, collaborating with the Community Manager to stay within budget.
• Execute monthly preventative‑maintenance tasks as outlined in the policy manual.

Required profile

• Proven experience managing work orders and routine property upkeep.
• Ability to coordinate make‑ready activities, schedule vendors and oversee quality of completed work.
• Strong attention to detail for inspections and development of cleanliness standards.
• Experience maintaining inventory and adhering to budgetary guidelines.
• Knowledge of preventative‑maintenance procedures and safety compliance.

Required skills
