Occupancy Specialist

About the role

Fairstead is a real estate firm focused on affordable housing, owning and managing more than 30,000 apartments across 28 states. The Occupancy Specialist reviews resident files in the portfolio and applies knowledge of regulatory requirements so that compliance standards are met. The position is the main point of contact for overseeing compliance, responding to HUD concerns and reaching out to the property. It offers a $2,500 signing bonus.

Key responsibilities

• Process initial, annual and interim recertifications and calculate retroactive rent in line with HUD regulations and HPD guidelines.
• Calculate rents for annual and interim recertification.
• Identify households with income reporting discrepancies and adjust rent accordingly.
• Review applicant files and determine Section 8 eligibility.
• Follow LIHTC and Section 8 guidelines.
• Notify residents of upcoming recertifications and schedule initial interviews.
• Prepare third-party verification forms and maintain resident files and paperwork.
• Review tenant ledgers for arrears; in New York, investigate and correct income discrepancies.
• Perform other related duties as required.

Required profile

• Knowledge of Section 8, LIHTC and HUD, and of HUD, public housing and tax credit policies and procedures.
• COS certification.
• Experience investigating and correcting income discrepancies (New York).
• Notary Public preferred.

Required skills

• Experience with EIV reports, MOR and Yardi.
• Proficiency in Microsoft Office Suite.
• Detail-oriented, deadline-driven, with strong organisational, analytical and problem-solving skills.
