National Operations Specialist – Student Housing

About the role

The National Operations Specialist provides on‑site leadership and strategic direction across a portfolio of student‑housing properties. Working remotely with up to 75% travel, you will step in during staffing transitions, support regional managers, and help drive occupancy and revenue goals.

Key responsibilities

• Provide interim on‑site leadership alongside Regional Managers during staffing changes.
• Lead, coach, and develop site teams including Property Managers, Leasing & Marketing Managers, and Maintenance staff.
• Oversee full property operations: leasing performance, marketing execution, financial management, and resident experience.
• Assume Property Manager duties when needed, handling resident move‑out, property turn, and move‑in cycles.
• Analyze budgets and monthly financial statements to identify variances and maintain fiscal accountability.
• Advise revenue strategy on pricing, concessions, and leasing tactics based on traffic and conversion trends.
• Facilitate resident mediation and conflict resolution to sustain community culture and retention.
• Travel across 30+ markets nationwide to gain exposure to diverse operational models.

Required profile

• Bachelor’s degree preferred or comparable experience in student housing.
• 3+ years experience as a Property Manager or equivalent role.
• Knowledge of market competition, local businesses, and university environments.
• Strong planning, communication, and customer‑service orientation.
• Willingness to travel up to 75% and live within one hour of a major airport.
