Maintenance Technician for Residential Property

About the role

Greystar is seeking a Maintenance Technician to ensure the physical aspects of its residential properties meet the company’s standards for cleanliness, safety, and functionality. The role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests and conduct preventative maintenance, diagnosing defects and repairing according to policies and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and timely to ensure proper tracking.
• Maintain grounds, common areas, and amenities by trash removal, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Ability to diagnose and resolve mechanical and physical defects.
• Familiarity with safety standards and building codes.
• Strong organizational skills for inventory and documentation.
