Maintenance Technician - Atlantic Beach House

About the role

The Maintenance Technician will ensure that the Atlantic Beach House property remains safe, functional, and attractive for residents. This full‑time position supports the day‑to‑day operation of a mid‑rise, stabilized community of 224 units.

Key responsibilities

• Complete work orders generated from resident requests and perform preventative maintenance, diagnosing defects and repairing in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document all service requests and maintenance activities accurately and promptly.
• Maintain grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and minimizing waste.

Required profile

• Ability to diagnose and repair building defects following established safety and code standards.
• Attention to detail in completing documentation and tracking work orders.
• Willingness to work a rotating on‑call schedule in addition to regular hours.
• Capability to manage inventory and coordinate with vendors and contractors.

• Sign‑on bonus up to $1,500 after 90 days of continuous employment.
