Maintenance Technician - Angeline

About the role

A full-time Maintenance Technician is needed at the Angeline property in Seattle, Washington. The technician performs technical and mechanical work so that the buildings, grounds, amenities and common areas meet standards for cleanliness, appearance, safety and functionality. The pay range is $26.00-$32.00 per hour.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance, diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Prepare vacant apartments for move-in by doing the make-ready process: pre-move-out inspection, punch list, scheduling vendors, obtaining supplies and finishing repairs.
• Follow procedures for getting materials and tools from the maintenance department, track inventory used and notify the supervisor of re-ordering needs.
• Document service requests accurately and on time.
• Help maintain grounds and common areas: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage.
• Support cost control by fixing rather than replacing parts and using materials efficiently.
• Take part in safety meetings, OSHA and other safety training, and report accidents promptly.
• Periodically check contractor and vendor work, and help with property inspections to flag safety and repair needs.

Required profile

• Knowledge of safe use and maintenance of hand tools, power tools and mechanical equipment.
• Previous experience with painting, entry-level carpentry, appliance repair and basic plumbing.
• High level of professionalism, excellent communication skills and proficiency in the MS Office Suite.
• Valid driver's license to operate a golf cart on property where applicable.
• EPA certification Type I and II or Universal for refrigerant recycling (for certified service technicians).
• Ability to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and work a flexible schedule including call-outs on evenings, weekends and holidays.
