About the role
The Maintenance Supervisor ensures that the interior and exterior of The Residence at SouthPark, including grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time, onsite role involves both hands‑on technical work and oversight of maintenance activities.
Key responsibilities
- Respond to resident work orders, diagnose issues, and perform repairs in line with safety standards and code requirements.
- Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
- Develop and enforce standards for the appearance of grounds, building exteriors, breezeways, signage, parking areas, and other common spaces.
- Inspect work performed by team members, contractors, and vendors to ensure compliance with quality and scope specifications.
- Maintain inventory of spare parts and maintenance supplies, collaborating with the Community Manager on budgeting.
- Execute monthly preventative maintenance tasks as outlined in company policies.
- Conduct safety meetings, keep MSDS sheets current, and stay up‑to‑date on OSHA and related regulations.
- Provide excellent customer service by addressing resident concerns promptly and professionally.
Required profile
- High school diploma, GED, or equivalent experience; relevant maintenance or trade background.
- Ability to safely use hand tools, power tools, mechanical equipment, and measuring devices.
- Strong logical problem‑solving skills and basic mathematical ability for financial documentation.
- Effective communication and customer‑service skills for interacting with residents and team members.
- Proficiency with internet, word processing, spreadsheets, and database programs; property‑management system experience preferred.
Required skills
- EPA Type I & II (or Universal) certification for HVAC refrigerant handling.
- Hands‑on experience with hand tools, power tools, and mechanical equipment.
- Knowledge of measuring devices and safety equipment.
- Familiarity with property‑management software and Microsoft Office (Word, Excel).
