Maintenance Supervisor – Residential Community

About the role

The Maintenance Supervisor ensures that the interior and exterior of the residential community, including grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time position involves both hands‑on technical work and oversight of maintenance activities.

Key responsibilities

• Respond to resident service requests, diagnose issues, and perform repairs in line with safety codes and company policies.
• Manage the make‑ready process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Develop and enforce standards for the appearance of grounds, building exteriors, signage, parking areas, and other common spaces.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality and safety specifications.
• Maintain inventory of spare parts and maintenance supplies, collaborating with the Community Manager on budgeting and ordering.
• Conduct monthly preventative maintenance and lead safety meetings, keeping MSDS sheets current and adhering to OSHA regulations.

Required profile

• High school diploma or GED with relevant maintenance or trade experience.
• Ability to use hand tools, power tools, mechanical equipment, and measuring devices safely.
• Strong logical problem‑solving skills and basic mathematical ability for financial documentation.
• Effective customer service and communication skills for interacting with residents and team members.
• Valid driver’s license for operating a golf cart on the property.

Required skills

• EPA Type I and II (or Universal) certification for HVAC system work.
• Experience with HVAC maintenance, refrigerant handling, and related diagnostics.
• Proficiency with property management software and standard office applications (internet, word processing, spreadsheets, databases).
• Knowledge of OSHA safety standards and ability to conduct safety meetings.
