Maintenance Supervisor for The Village Residences

About the role
The Maintenance Supervisor ensures that all building systems, grounds, amenities and common areas at The Village Residences meet Greystar’s standards for cleanliness, safety and functionality. This role combines hands‑on technical work with oversight of vendors, budgeting and resident service.
Key responsibilities
- Assist and complete work orders from resident requests, diagnosing issues and performing repairs in line with policies and codes.
- Oversee the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination and final quality checks.
- Develop and maintain standards for the appearance and cleanliness of grounds, amenities, building exteriors and common areas.
- Inspect work performed by team members, contractors and vendors to ensure compliance with quality and safety standards.
- Maintain inventory of spare parts and maintenance supplies, ordering as needed within budget.
- Execute monthly preventative maintenance tasks as outlined in company policies.
- Assist the Community Manager with budgeting for repairs, maintenance and capital projects.
- Conduct safety meetings, keep MSDS sheets current and ensure OSHA compliance.
Required profile
- High school diploma, GED or equivalent experience in property or building maintenance.
- Experience with hand tools, power tools, mechanical equipment and measuring devices.
- Strong logical problem‑solving ability and basic mathematical skills for financial documentation.
- Proficient customer service and interpersonal communication to interact with residents and team members.
- Ability to read, write and communicate effectively in a support capacity.
- Basic computer skills including internet, word processing, spreadsheets and database management; property management system experience preferred.
Required skills
- EPA Type I, Type II or Universal certification for HVAC refrigerant handling.
- HVAC system testing and pressure measurement.
- Operation of hand tools, power tools, mechanical equipment and measuring devices.
- Property management software proficiency.
- Microsoft Office (Word, Excel) and database management.
