Leasing Professional – Landing at Capitola

About the role

We are seeking a Leasing Professional to join the Landing at Capitola community in Santa Cruz. The role focuses on driving occupancy, revenue, and resident satisfaction through effective marketing, leasing, and renewal activities.

Key responsibilities

• Greet and qualify prospects, conduct tours, and showcase apartments.
• Process applications, perform credit and criminal background checks, and prepare lease and move‑in packages.
• Inspect units before move‑in, coordinate any needed maintenance, and ensure apartments are ready for residents.
• Monitor market trends and competitor activity, develop short‑ and long‑term marketing plans, and manage concessions and specials.
• Execute marketing initiatives such as resident referral programs, employer outreach, and online advertising on platforms like Craigslist and Facebook.
• Maintain accurate records of availability, traffic, and leasing activity using on‑site property management software.

Required profile

• Entry‑level candidates with relevant experience in leasing or property management.
• Availability to work Tuesday‑Friday 11 am‑6 pm and Saturdays 9 am‑5 pm.
• Eligibility for leasing and renewal bonus incentives.

Required skills

• Proficiency with property management software (OneSite, Yardi, etc.).
• Experience using online marketing tools such as Craigslist, Facebook, and email campaigns.
