Executive Director, CRE Transaction Management and Underwriting

About the role

Santander is seeking an Executive Director to lead Commercial Real Estate (CRE) transaction management and underwriting across its CMBS conduit, single‑asset single‑borrower, balance‑sheet, and warehouse lending platforms. The role combines hands‑on deal execution with mentorship of junior team members, supporting the bank’s growth in the CRE market.

Key responsibilities

• Lead underwriting, structuring, and execution of diverse CRE loan transactions throughout the United States.
• Assess borrower submissions, property cash flows, sponsorship quality, market fundamentals, and third‑party due diligence.
• Determine loan pricing, terms, and structures aligned with Santander’s risk appetite and profitability goals.
• Prepare and present transaction recommendations to internal credit, investment, and approval committees.
• Act as the primary execution lead from initial screening through closing, securitisation, syndication, and asset management.
• Collaborate closely with Origination, Credit Risk, Legal, Middle Office, Operations, and senior management.

Required profile

• Extensive experience in commercial real‑estate credit, structured finance, and CMBS execution.
• Proven ability to manage complex loan transactions and lead cross‑functional teams.
• Strong analytical skills with a focus on risk assessment and deal profitability.
• Excellent communication and presentation abilities for internal committees.

Required skills

• Deep knowledge of CRE underwriting standards and structured finance products.
• Familiarity with CMBS conduit, SASB, balance‑sheet, and warehouse lending structures.
• Ability to evaluate property cash‑flow models and market dynamics.
