Area Maintenance Manager – Richmond, VA

About the role

This role oversees and coordinates all technical and mechanical work for three or more communities totaling over 500 units, ensuring interiors, exteriors, grounds, amenities and common areas meet Greystar’s standards for cleanliness, appearance, safety and functionality while meeting budgeted financial and operational goals. The manager also assists in developing scopes of work, managing vendor relations and analyzing maintenance needs and improvements.

Key responsibilities

• Manage completion of all work orders from resident requests, routine upkeep, and repairs across HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures and appliances.
• Lead on‑site maintenance staff in diagnosing problems, scheduling preventative and floating maintenance, and overseeing the “make‑ready” process for vacant units.
• Develop and enforce standards for community grounds, amenities, building exteriors, unit interiors, signage, parking lots and other common areas.
• Coordinate vendor and contractor scheduling, inspect their work for quality and compliance, and collaborate with Capital Projects on larger projects.
• Prepare and manage the maintenance budget by analyzing financial statements and historic expenditures.
