Senior Maintenance Technician – South Seattle

About the role

The Senior Maintenance Technician ensures that the physical aspects of Greystar’s South Seattle properties—including buildings, grounds, amenities, and common areas—meet the company’s standards for safety, appearance, and functionality.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing them according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Maintain accurate documentation for service requests and repairs.
• Assist with grounds and common‑area upkeep, such as trash removal, pressure‑washing, general cleaning, and painting.
• Support cost‑control initiatives by repairing parts when possible and using materials efficiently.

Required profile

• Ability to stand, walk, bend, climb ladders, lift up to 25 lb independently (50 lb with assistance) and work in all weather conditions.
• Willingness to work flexible schedules, including evenings, weekends, and holidays, and respond to on‑call duties.
• Valid driver’s license for operating a golf cart when required.
• EPA certifications Type 1 and 2 or Universal for refrigerant recycling.
• All state and local certifications required for service technicians.
