National Operations Specialist – Student Housing

About the role

The National Operations Specialist (NOS) provides on‑site leadership and strategic direction across a portfolio of student‑housing properties. Reporting to the Director of Training & Support, the NOS steps in during staffing gaps or training needs to ensure smooth daily operations, sales, and marketing execution.

Key responsibilities

• Deliver interim on‑site leadership alongside Regional Managers during staffing transitions.
• Coach and develop site teams, including Property Managers, Leasing & Marketing Managers, Maintenance, and Community Assistants.
• Oversee full property operations—leasing performance, marketing execution, financial management, and resident experience—to meet occupancy and revenue targets.
• Assume Property Manager duties when required, handling resident move‑outs, property turns, and move‑ins.
• Analyze budgets and monthly financial statements, identify variances, and maintain fiscal accountability.
• Advise revenue strategy on pricing, concessions, and leasing tactics based on traffic and conversion trends.
• Facilitate resident mediation and conflict resolution to sustain community culture and retention.
• Travel across 30+ markets nationwide, gaining exposure to diverse operational models.

Required profile

• Bachelor’s degree preferred or comparable experience in student housing.
• 3+ years of experience as a Property Manager or equivalent role.
• Strong knowledge of local market competition, university environments, and community dynamics.
• Excellent planning, communication, and customer‑service skills.
• Willingness to travel up to 75% and reside within one hour of a major airport.
