Maintenance Technician – Avana Bartram Springs

About the role

The Maintenance Technician ensures that the physical aspects of Avana Bartram Springs – a garden‑style community of 268 units – meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This onsite role involves responding to resident requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident service requests and conduct preventative maintenance, diagnosing defects and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.

Required profile

• Ability to perform technical and mechanical work in a residential property environment.
• Strong adherence to safety policies, procedures, and applicable code requirements.
• Attention to detail in documentation and inventory management.
• Willingness to work a Monday‑Friday schedule (8 am‑5 pm) with a rotating on‑call rotation.
