Maintenance Technician – Alta Davis Property

About the role

Greystar is seeking a Maintenance Technician to support the Alta Davis property in Durham, NC. The role ensures that the building, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, appearance, and functionality.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing them according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts when possible and using materials efficiently.

Required profile

• Ability to follow established policies, safety standards, and code requirements.
• Attention to detail in documentation and inventory management.
• Willingness to work a Monday‑Friday schedule with a rotating on‑call rotation.

Required skills

• Pressure‑washing equipment operation.
• Basic hand‑tool usage for repairs and maintenance.
• Painting and minor carpentry tasks.
