Maintenance Supervisor – New Braunfels Heights

About the role

The Maintenance Supervisor ensures that all building interiors, exteriors, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This position combines hands‑on technical work with oversight of maintenance processes across the community.

Key responsibilities

• Diagnose and resolve resident service requests and routine maintenance issues in line with company policies, safety standards, and code requirements.
• Manage the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, and final quality checks.
• Develop and enforce standards for the appearance and upkeep of grounds, amenities, building exteriors, breezeways, signage, parking areas, and other common spaces.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality standards, scope, and specifications.
• Maintain inventory of spare parts and maintenance supplies, collaborating with the Community Manager to stay within budgetary limits.
• Execute monthly preventative maintenance tasks as outlined in the policy manual.

Required profile

• Ability to diagnose mechanical or technical defects and perform repairs according to established policies and safety codes.
• Experience coordinating vendors, contractors, and internal staff to complete maintenance projects.
• Strong organizational skills for managing inventory, scheduling, and budgeting.
• Attention to detail in inspecting work quality and ensuring compliance with standards.
