Maintenance Supervisor for Cobalt Ridge Community

About the role

The Maintenance Supervisor ensures that the interior and exterior of the Cobalt Ridge community, including buildings, grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, appearance, and functionality.

Key responsibilities

• Respond to resident service requests, diagnose issues, and perform repairs in line with policies, safety standards, and code requirements.
• Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, supply procurement, and final quality checks.
• Develop and uphold standards for the community’s grounds, building exteriors, unit interiors, breezeways, signage, parking areas, and other common spaces.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality, scope, and specifications.
• Maintain inventory of spare parts and maintenance supplies, collaborating with the Community Manager to stay within budget.
• Execute monthly preventative maintenance procedures as outlined in company policies.
• Support cost‑cutting initiatives by prioritizing repairs over replacements where feasible.

Required profile

• Proven experience performing technical and mechanical maintenance in a residential or commercial setting.
• Ability to diagnose defects, follow established safety and code standards, and complete work orders efficiently.
• Strong organizational skills for managing make‑ready processes, inventory, and vendor scheduling.
• Attention to detail in inspecting work quality and maintaining community standards.
• Capability to work within budgetary guidelines and support expense‑control programs.
