Leasing Professional – The Parlor (Student Living)

About the role

The Leasing Professional for The Parlor student living community will drive occupancy, revenue, and resident retention through comprehensive leasing, marketing, and renewal activities. You will be the primary point of contact for prospective and current residents, ensuring a smooth leasing experience from tour to move‑in.

Key responsibilities

• Conduct tours, qualify prospects, process applications, perform credit and background checks, and prepare lease and move‑in packages.
• Inspect apartments before move‑in, coordinate with maintenance to ensure units are ready.
• Monitor market and competitor trends, develop short‑ and long‑term marketing plans, and manage concessions and specials.
• Design and execute marketing initiatives, including resident referral programs, employer outreach, and online advertising on platforms such as Craigslist and Facebook.
• Utilize property management software (OneSite, Yardi) to track availability, record leasing activity, and maintain resident and prospect data.
• Maintain show‑unit standards through daily inspections and coordination with the marketing team.

Required profile

• Strong customer‑service orientation with the ability to engage and qualify prospective residents.
• Detail‑oriented approach to lease preparation, move‑in coordination, and apartment inspections.
• Knowledge of local rental market dynamics and competitive positioning.
• Ability to develop and implement effective marketing and retention strategies.
• Proficiency in using property management software and online marketing tools.
