Service Technician – Lease‑Up Property Maintenance

About the role

Greystar is seeking a Service Technician to support a lease‑up community of 458 units in San Marcos. The role focuses on maintaining the physical condition of apartments, common areas, and amenities to meet Greystar’s high standards for safety, appearance, and functionality.

Key responsibilities

• Respond to resident service requests and complete preventative maintenance work orders, diagnosing issues and performing repairs in line with safety codes and company policies.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document all service activities accurately and promptly for tracking and reporting purposes.
• Maintain grounds and common areas by removing debris, pressure‑washing breezeways and pool areas, and performing general cleaning and painting tasks as required.

Required profile

• 1–2 years of property maintenance experience.
• Strong customer‑service orientation and ability to communicate effectively with residents.
• Availability to work weekends, typically 9 am–6 pm.
• Familiarity with lease‑up environments and property management software (Yardi or Happy Co) is preferred.
