Community Manager – Student Living at Union San Marcos

About the role

Greystar is seeking a Community Manager for its Union San Marcos student living community. The role oversees daily operations, leads the on‑site team, and ensures a vibrant, compliant living environment for students.

Key responsibilities

• Develop and monitor the property budget, analyzing financial statements and market data.
• Set rent rates, collect payments, process bank deposits and prepare monthly financial reports.
• Approve vendor invoices, verify insurance certificates, and coordinate with accounting.
• Manage expenditures within budget limits and maintain the petty‑cash fund.
• Oversee lease administration, including applicant approvals, renewals, inspections, notices, evictions and collection of fees.
• Build relationships with university housing and student affairs officials to stay informed of policy changes affecting the community.

Required profile

• Experience managing multifamily or student housing operations.
• Strong knowledge of Fair Housing, ADA, Fair Credit Reporting Act and related regulations.
• Ability to lead a team, prioritize tasks and meet financial targets.
• Excellent communication skills for interacting with residents, vendors and university partners.
