Community Manager – Lease-Up Property

About the role
The Community Manager will oversee the day‑to‑day operations of Cullman House, a 294‑unit mid‑rise lease‑up property in Charlotte, NC. Reporting to senior management, the role is responsible for leading the on‑site team, driving financial performance, ensuring regulatory compliance, and delivering a high‑quality resident experience.
Key responsibilities
- Manage team members, daily activities, and resources to meet budgeted financial and operational goals.
- Develop, monitor, and adjust property budgets based on financial statements and market data.
- Set rent rates, ensure timely rent collection, process bank deposits, and prepare monthly financial status reports.
- Approve vendor invoices, verify insurance certificates, code charges to appropriate accounts, and manage petty cash.
- Oversee lease enforcement, including application approvals, discounts, renewals, inspections, evictions, and collection of late fees.
- Analyze current market and economic trends to inform property strategy.
- Prepare and review monthly financial reports for owners and senior leadership.
Required profile
- Proven experience in multifamily property management.
- Knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and related regulations.
- Ability to work Monday‑Friday schedule with occasional weekend coverage.
- Strong analytical, organizational, and communication skills.
