Maintenance Technician – Lease‑Up Residential Property

About the role
The Maintenance Technician ensures that all physical aspects of Habitat Residences – from apartments to common areas – meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time, onsite position supports a lease‑up environment with a Tuesday‑Saturday schedule and weekend availability.
Key responsibilities
- Complete resident work orders and preventative maintenance, diagnosing issues and performing repairs in line with safety codes and company policies.
- Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
- Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
- Document service requests accurately and promptly to ensure proper tracking.
- Maintain grounds, common areas, and amenities by trash removal, pressure‑washing breezeways and pool areas, general cleaning, and painting of curbs and signage.
- Support cost‑control initiatives by repairing items in‑house whenever possible.
Required profile
- 3‑5 years of maintenance experience, preferably in lease‑up or high‑rise residential settings.
- Familiarity with Happy Co work‑order software and related processes.
- Ability to work Tuesday‑Saturday with required weekend availability.
