Maintenance Supervisor – Silver (Full‑time)

About the role

The Maintenance Supervisor – Silver ensures that the physical aspects of the property—including buildings, grounds, amenities and common areas—meet Greystar’s standards for cleanliness, safety and functionality. This full‑time position is based in San Jose, California and requires on‑call availability.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing and repairing defects in accordance with policies, safety standards and code requirements.
• Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination and final quality checks.
• Track and replenish maintenance inventory, ensuring tools, supplies and equipment are available and properly stored.
• Document service requests accurately and timely to maintain clear records.
• Maintain grounds and common areas by cleaning, pressure‑washing, trash removal and painting signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible.

Required profile

• 3–5 years of hands‑on maintenance experience in a residential or commercial setting.
• EPA certifications Type 1, Type II or Universal for refrigerant recycling.
• Valid driver’s license (required for operating a golf cart on larger properties).
• Ability to work flexible hours, including evenings, weekends and holidays on call.
• Physical capability to lift 25 lb independently, 50 lb with assistance, and work in all weather conditions.

Required skills

• Painting, plumbing and electrical repair.
• Troubleshooting and diagnostic techniques.
• Experience with Yardi property‑management software.
• Familiarity with HappyCo maintenance platform.
• EPA refrigerant recycling certification (Type 1, Type 2 or Universal).
