About the role
The Leasing & Marketing Manager will lead all marketing, advertising, and leasing activities for a student‑living community in Aptos, CA. This position is responsible for driving revenue, occupancy, and resident retention through strategic planning and execution.
Key responsibilities
- Direct community marketing, print and internet advertising, and sales initiatives to meet revenue and occupancy targets.
- Monitor on‑site traffic, maintain an inventory of ready apartments, set rent pricing, and manage concessions.
- Analyze market and competitor conditions, develop short‑ and long‑term marketing plans, and implement pricing and incentive strategies.
- Create and execute print and online advertising campaigns using available technology and property‑management software for reporting.
- Collaborate with maintenance to ensure community appearance, safety, and unit marketability, including staging and merchandising.
- Participate actively in the leasing process: generate traffic, qualify prospects, prepare lease documents, and oversee move‑in procedures.
- Review financial, traffic, and closing‑ratio reports to assess performance and adjust strategies.
Required profile
- Proven experience in community leasing and marketing, preferably within student or multifamily housing.
- Strong understanding of market dynamics, pricing strategies, and advertising channels.
- Ability to manage a leasing team and coordinate with maintenance and operations staff.
- Analytical mindset for reviewing financial and performance reports.
