Director of Residential Maintenance Operations

About the role

Edgewood Properties is seeking a seasoned Director of Residential Maintenance Operations to lead maintenance activities across its rapidly expanding multi‑family portfolio. The role will oversee a large team of in‑house technicians, traveling crews, and third‑party vendors to ensure all properties remain safe, clean, and fully functional.

Key responsibilities

• Supervise maintenance staff, traveling teams, and external vendors across a portfolio of 6,000+ units (projected to double).
• Develop, implement, and monitor preventive maintenance programs and policies.
• Conduct regular property inspections and drive performance improvements with on‑site teams.
• Manage vendor contracts, service requests, inventory, and maintenance schedules.
• Oversee apartment turnovers, ensuring work meets company quality standards.
• Assist in preparing annual operating and capital expenditure budgets and monitor expenses.
• Support recruitment, training, scheduling, coaching, and evaluation of maintenance personnel.
• Implement safety procedures, disaster response plans, and risk‑management practices.

Required profile

• College degree preferred.
• Minimum 5 years of senior‑level maintenance management experience in multi‑family property or facility management.
• Proven experience managing multiple maintenance teams and centralized dispatch operations.
• Strong communication, leadership, and organizational abilities.
• Valid driver’s license, automobile insurance, and ability to lift up to 60 lb.

Required skills

• EPA Type I certification.
• EPA Type II certification.
