About the role
The Churchill is a stabilized 204‑unit garden‑style community in Durham, NC. Greystar is seeking a Community Manager to oversee daily operations, lead the on‑site team, and ensure the property meets its financial and operational objectives.
Key responsibilities
- Manage day‑to‑day operations of the property, including team supervision, scheduling, and resource allocation.
- Develop and monitor budgets by analyzing financial statements, market data, and operational reports.
- Set rent rates, collect payments, process bank deposits, and prepare monthly financial status reports.
- Approve vendor invoices, verify insurance certificates, code expenses to the appropriate chart of accounts, and coordinate with accounting and ownership.
- Control expenditures within approved budgets and manage petty‑cash funds.
- Oversee lease enforcement: approve applications, process renewals, conduct inspections, issue notices, manage evictions, and collect late fees.
- Monitor market and economic trends affecting the community and implement short‑term adjustments.
Required profile
- Experience managing multifamily or residential properties, including budgeting and rent collection.
- Knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and other applicable housing regulations.
- Proven ability to lead on‑site staff and coordinate with vendors and owners.
- Strong analytical skills for financial reporting and market analysis.
