Community Manager – Garden-Style Apartment Community

About the role

Greystar is seeking a Community Manager to oversee the day‑to‑day operations of Ascend Morganton Park, a 300‑unit garden‑style community in Southern Pines, NC. The role combines property management, leasing, financial oversight and resident services to achieve occupancy and revenue goals.

Key responsibilities

• Manage daily operations, budgeting, rent collection, invoicing and financial reporting for the community.
• Supervise staff hiring, training, performance management and ensure compliance with company policies and housing regulations.
• Oversee leasing activities, approve applications, set rent rates, conduct inspections and enforce lease terms.
• Analyze market trends, develop marketing and leasing strategies, and drive resident satisfaction and retention.
• Coordinate vendor relationships, approve invoices, manage petty cash and ensure insurance compliance.

Required profile

• Bachelor’s degree preferred in Business Management, Real Estate or related field.
• 4‑6 years of property management, sales, marketing and customer service experience.
• Strong communication, conflict‑resolution and customer‑service abilities.
• Detail‑oriented, self‑motivated and capable of managing multiple priorities in a fast‑paced environment.

Required skills

• Proficiency with property‑management software (Entrata, Yardi, OneSite).
• Advanced skills in Microsoft Office suite, especially Excel, and database management tools.
• Valid driver’s license for on‑site vehicle operation.
