Union Helper – Property Maintenance Technician

About the role

The Union Helper is responsible for performing technical and mechanical work to keep the building, grounds, amenities and common areas clean, safe and fully functional. This position supports resident requests, preventative maintenance and the make‑ready process for vacant units.

Key responsibilities

• Complete work orders generated from resident service requests and perform preventative maintenance.
• Execute the make‑ready process: inspect vacant units, create punch lists, schedule vendors, obtain supplies and verify completed work.
• Track and manage inventory of tools, supplies and equipment, notifying supervisors of re‑order needs.
• Document all service requests accurately and maintain up‑to‑date paperwork.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, and performing general cleaning and painting as required.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible.
• Participate in safety meetings and complete required OSHA and other safety training.

Required profile

• Ability to diagnose and repair mechanical or building defects in accordance with policies and code requirements.
• Strong attention to detail for inspections, documentation and inventory tracking.
• Commitment to safety standards and willingness to attend regular safety training.
• Reliability in completing tasks on schedule and coordinating with vendors.

Required skills

• Proficiency with hand and power tools.
• Basic plumbing and electrical repair knowledge.
• OSHA safety training or certification.
• Inventory management skills.
