Service Supervisor – Water Tower Flats

About the role

The Service Supervisor ensures that the Water Tower Flats community remains clean, safe and fully functional. Reporting to the Community Manager, this role combines hands‑on technical work with oversight of maintenance activities, vendor coordination and preventative programmes.

Key responsibilities

• Respond to resident service requests, diagnose issues and perform repairs in line with safety codes and company policies.
• Manage the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, scheduling contractors and final quality checks.
• Develop and uphold standards for the appearance and cleanliness of grounds, amenities, building exteriors, signage, parking areas and common spaces.
• Inspect work performed by service team members, contractors and vendors, providing corrective action plans when needed.
• Maintain inventory of spare parts and maintenance supplies, coordinating orders with the Community Manager while respecting budget limits.
• Execute monthly preventative maintenance tasks as defined in the policy manual.

Required profile

• Proven experience in residential or commercial property maintenance.
• Ability to read and follow technical manuals, safety regulations and building codes.
• Strong organizational skills with a focus on quality and detail.
• Effective communication for coordinating with residents, vendors and internal teams.
