Service Supervisor – Grand Estates Community

About the role

The Service Supervisor ensures that the interior and exterior of the community, including buildings, grounds, amenities, and common areas, meet Greystar’s high standards for cleanliness, safety, appearance, and functionality. This role combines hands‑on technical work with oversight of maintenance processes and vendor coordination.

Key responsibilities

• Diagnose and resolve resident service requests and routine maintenance issues in line with policies, safety standards, and code requirements.
• Manage the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, supply procurement, and final inspections.
• Develop and enforce standards for the appearance and upkeep of grounds, amenities, building exteriors, unit interiors, signage, parking areas, and other common spaces.
• Conduct periodic inspections of work performed by service team members, contractors, and vendors to ensure compliance with quality standards and specifications.
• Maintain inventory of spare parts and maintenance supplies, coordinating orders with the Community Manager while adhering to budget guidelines.
• Execute monthly preventative maintenance tasks as outlined in the policy manual.
• Assist the Community Manager with additional maintenance and operational duties as needed.

Required profile

• Proven ability to diagnose mechanical or technical issues and perform appropriate repairs.
• Experience overseeing make‑ready processes and coordinating multiple vendors.
• Strong attention to detail in developing and maintaining cleanliness and appearance standards.
• Capability to inspect and evaluate work quality of internal staff and external service providers.
• Organizational skills for inventory management and budgeting.
• Commitment to completing preventative maintenance schedules consistently.
