Service Supervisor – Arvo Trailside

About the role

The Service Supervisor ensures that all building systems, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time position involves overseeing maintenance work, coordinating make‑ready processes, and managing vendor performance.

Key responsibilities

• Diagnose and resolve resident service requests and routine upkeep, adhering to safety standards and code requirements.
• Manage the make‑ready process for vacant units, including inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Develop and enforce cleanliness and appearance standards for grounds, building exteriors, signage, parking areas, and common spaces.
• Inspect work performed by team members and contractors to ensure compliance with policies and quality specifications.
• Maintain inventory of spare parts and maintenance supplies, collaborating with the Community Manager on budgeting.
• Conduct monthly preventative maintenance and lead safety meetings, keeping MSDS sheets current and complying with OSHA regulations.

Required profile

• High school diploma, GED, or equivalent experience in property or building maintenance.
• Experience with hand and power tools, mechanical equipment, and HVAC systems.
• Strong logical problem‑solving abilities and customer‑service orientation.
• Ability to read, write, and communicate effectively with residents, team members, and management.
• Valid driver’s license for operating a golf cart on the property, if needed.

Required skills

• EPA certification Type I and II or Universal for sealed HVAC systems.
• Proficiency with hand tools, power tools, and mechanical measurement devices.
• Basic computer skills: internet, word processing, spreadsheets, and property‑management software (preferred).
