Senior Maintenance Supervisor – Avana Hamptons & Chestnut

About the role

The Senior Maintenance Supervisor will lead all technical and mechanical operations for the Avana Hamptons and Avana Chestnut communities. Reporting to property management, you will ensure that buildings, grounds, amenities and common areas meet Greystar’s standards for safety, appearance and functionality while staying within budget.

Key responsibilities

• Manage and coordinate all maintenance work orders generated from resident requests and routine upkeep.
• Oversee the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor scheduling and final quality checks.
• Develop and enforce standards for cleanliness and appearance of grounds, building exteriors, interiors, breezeways, signage, parking areas and other common spaces.
• Inspect work performed by internal staff, contractors and vendors to verify compliance with policies, safety codes and quality specifications.
• Maintain inventory of spare parts and maintenance supplies, ensuring purchases stay within budgetary limits.
• Prepare and manage the maintenance and capital expense budget, analyzing financial statements and forecasting needs.

Required profile

• Proven experience supervising maintenance operations for large residential properties.
• Strong knowledge of building systems, safety standards and local code requirements.
• Ability to lead teams, coordinate vendors and manage budgets effectively.
• Excellent organizational and problem‑solving skills with a focus on quality and resident satisfaction.
