Senior Construction Manager – Capital Projects

About the role

The Senior Manager, Construction leads complex capital repair projects from inception through delivery, overseeing field operations, budget control, and schedule implementation. This role ensures projects align with approved documents, financial goals, and internal processes while fostering strong relationships across the organization.

Key responsibilities

• Conduct regular jobsite visits to monitor safety programs and verify construction progress against design standards.
• Review project schedules, subcontractor issues, and city requirements with the General Contractor’s Project Manager and Superintendent to ensure on‑time delivery.
• Manage the Request for Information and submittals process, coordinating between field teams and consultants.
• Evaluate and review Change Order requests, initial all Change Orders and draw requests prior to final sign‑off.
• Collaborate with the Director to update project budgets weekly and provide formal updates to stakeholders.
• Lead project closeout and turnover, coordinating warranties, as‑built drawings, O&M manuals, and Notice of Cessation with Operations.

Required profile

• Bachelor’s degree or equivalent experience.
• 5+ years in multifamily construction project management.
• 4+ years in construction management or engineering.
• OSHA 30‑hour Construction certification (California).
• Valid California driver’s license and continuous vehicle liability insurance.
• Occasional travel as needed.

Required skills

• Advanced proficiency with Google Suite (Docs, Slides, Sheets).
• Advanced proficiency with Microsoft Office (Word, PowerPoint, Excel).
• Experience using Smartsheet for project tracking.
• Strong written and oral communication for technical feedback.

What we offer

• Competitive base salary range of $130,300 – $176,100 per year.
