Onsite Community Manager – Student Living Apartments

About the role

Greystar is seeking an Onsite Community Manager to oversee its new student‑living apartments near Northern Michigan University. This position is responsible for day‑to‑day property operations, ensuring financial targets are met while maintaining compliance with housing regulations.

Key responsibilities

• Assist in developing the property budget by analyzing financial statements, marketing data, and operational reports.
• Achieve revenue targets by setting rent rates, collecting rent and fees, making bank deposits, and preparing monthly financial status reports.
• Approve vendor and contractor invoices, verify certificates of insurance, code charges to the appropriate chart of accounts, and coordinate communication among vendors, accounting, and owners.
• Control expenditures within the approved budget and manage the petty‑cash fund.
• Oversee lease enforcement, including approving resident applications, processing discounts and renewals, conducting apartment inspections, issuing proper notices, handling evictions, and collecting late fees.
• Build relationships with university housing and student affairs officials and other campus partners.

Required profile

• Experience managing multifamily or student‑housing property operations.
• Knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and other applicable housing regulations.
• Strong budgeting, rent‑collection, and financial reporting abilities.
• Proven ability to manage vendor relationships, invoice processing, and petty‑cash controls.
• Excellent communication skills for interacting with residents, university staff, and owners.
