Multi‑Site Service Manager – Property Maintenance

About the role

The Service Manager will oversee maintenance and repair activities across multiple residential communities in the DC area, ensuring each property meets safety, appearance, and operational standards. This role combines hands‑on technical work with team leadership to keep properties running smoothly and within budget.

Key responsibilities

• Manage and complete resident service and maintenance requests, including work order creation and tracking.
• Maintain the service budget, approve expenditures, and ensure projects stay within financial guidelines.
• Supervise and develop the service team, including hiring, training, and performance feedback.
• Schedule and oversee quick turnaround of vacated apartments for re‑occupation.
• Coordinate emergency repairs and third‑party vendor services.
• Conduct regular property inspections and implement corrective action plans.
• Develop standards for cleanliness and appearance of grounds, amenities, exteriors, and interior units.
• Manage utility usage for vacant units to promote energy efficiency.

Required profile

• Proven experience in property or facilities maintenance management.
• Strong knowledge of building systems such as HVAC, electrical, plumbing, and structural repairs.
• Ability to lead a small team and manage vendor relationships.
• Familiarity with OSHA regulations and safety best practices.
• Excellent organizational and budgeting skills.
