Make Ready/Turn Technician – Avana Woods

About the role

The Make Ready/Turn Technician ensures vacant apartments are prepared to Greystar’s quality standards for re‑leasing. Working on‑site at the Avana Woods community, you will perform a range of technical and mechanical tasks to turn units into market‑ready homes.

Key responsibilities

• Complete all repairs and improvements on vacant units following the community’s make‑ready checklist.
• Caulk and seal windows, sinks, toilets, bathtubs, and showers as needed.
• Inspect and repair or replace damaged sheetrock.
• Perform touch‑up painting for vacant and occupied units under supervisor direction.
• Maintain common areas by picking up trash, pressure‑washing breezeways and pool areas, cleaning, and painting curbs and signage.
• Support cost‑control by fixing parts instead of replacing them and using materials efficiently.
• Document all work in the make‑ready checklist and required maintenance logs.
• Follow Greystar’s safety policies, attend safety meetings, and complete OSHA training.
• Provide courteous service to residents, answer questions, and address maintenance complaints promptly.

Required profile

• Physical ability to stand, walk, and sit for extended periods while performing manual labor.
• Attention to detail and ability to follow checklists and safety procedures.
• Customer‑service mindset with respectful communication toward residents.
