Maintenance Technician – Whetstone Property

About the role

The Maintenance Technician will ensure that the Whetstone property in Durham, NC remains safe, functional, and presentable for residents and guests. This onsite position involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests and conduct preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, and final inspections.
• Manage inventory of supplies, tools, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and timely for proper tracking.
• Maintain grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Reliable and able to follow established procedures and safety guidelines.
• Strong organizational skills with attention to detail for documentation and inventory management.
• Ability to work independently and as part of a maintenance team.

Required skills

• Use of hand tools and basic mechanical equipment.
• Pressure‑washing techniques for exterior surfaces.
• Painting of curbs, signage, and minor surfaces.
