Maintenance Technician – Tradition at Stonewater

About the role

Greystar is seeking a Maintenance Technician to support Tradition at Stonewater, a garden‑style community in Cary, NC. The role ensures that all building systems, grounds, and common areas meet the company’s standards for safety, appearance, and functionality.

Key responsibilities

• Complete resident work orders and preventative maintenance, diagnosing issues and performing repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final inspections.
• Manage inventory by tracking material usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by picking up debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using supplies efficiently.

Required profile

• Ability to diagnose mechanical or technical defects and perform repairs safely.
• Experience with make‑ready turnover processes and coordinating vendors.
• Strong organizational skills for inventory management and documentation.
• Willingness to perform physical tasks such as cleaning, pressure‑washing, and painting.
• Commitment to cost‑effective maintenance practices.
