Maintenance Technician – The Villas (Student Living)

About the role

The Maintenance Technician ensures that the physical aspects of The Villas student living community meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This role handles resident service requests, preventative maintenance, and prepares vacant units for new occupants.

Key responsibilities

• Complete resident work orders and preventative maintenance, diagnosing issues and performing repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Adhere to Greystar’s safety and risk‑management policies, attend safety meetings, and complete required OSHA training.
