Maintenance Technician – The Park at Woodbridge Station

About the role

The Maintenance Technician ensures that all building systems, grounds, and common areas at The Park at Woodbridge Station meet Greystar’s standards for safety, appearance, and functionality. This role involves responding to resident requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders from resident service requests and conduct preventative maintenance, diagnosing and repairing defects in accordance with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final inspections.
• Manage inventory of tools, supplies, and equipment by tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document all service requests and maintenance activities accurately and promptly.
• Maintain grounds, common areas, and amenities by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials and tools efficiently.
• Adhere to Greystar’s safety and risk‑management policies, attending safety meetings and completing required training.

Required profile

• Ability to diagnose mechanical issues and perform a variety of repairs safely and effectively.
• Experience with make‑ready procedures and coordinating vendor services.
• Strong organizational skills for inventory tracking and documentation.
• Commitment to maintaining clean and safe common areas and grounds.
• Willingness to follow safety protocols and participate in regular safety training.
