Maintenance Technician – The Opal

About the role

The Opal property is seeking a Maintenance Technician to ensure that all building systems, grounds, and common areas meet Greystar’s standards for safety, appearance, and functionality. You will respond to resident service requests, perform preventative maintenance, and prepare vacant units for new occupants.

Key responsibilities

• Complete work orders from resident requests and conduct preventative maintenance, diagnosing issues and performing repairs in line with policies and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and timely to ensure proper tracking.
• Maintain grounds and common areas by removing debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.

Required profile

• Ability to diagnose mechanical or building defects and perform repairs safely.
• Experience with make‑ready procedures for residential units.
• Strong attention to detail in documentation and inventory management.
• Willingness to follow safety and risk‑management policies and attend routine safety meetings.
