Maintenance Technician – The Leaf

About the role

The Maintenance Technician will ensure that the physical aspects of The Leaf property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This role involves responding to resident requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident service requests and conduct preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Assist with grounds and common‑area upkeep by removing trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Adhere to Greystar’s safety and risk‑management policies, participating in routine safety meetings.

Required profile

• Ability to diagnose mechanical or technical issues and perform repairs in compliance with safety and code standards.
• Experience preparing vacant units for new occupants, including inspections and coordination with vendors.
• Strong organizational skills for inventory management and documentation.
• Willingness to perform general cleaning, landscaping, and minor painting tasks.
• Commitment to following safety protocols and participating in safety meetings.
