Maintenance Technician – The James

About the role

Greystar is seeking a Maintenance Technician to support the physical upkeep of its property, The James. The role ensures that buildings, grounds, amenities, and common areas meet Greystar’s standards for safety, appearance, and functionality.

Key responsibilities

• Respond to resident service requests and complete work orders, diagnosing issues and performing repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage as needed.
• Support cost‑control initiatives by repairing parts when feasible and using materials efficiently.

Required profile

• Ability to follow established procedures and safety policies.
• Strong attention to detail and ability to complete paperwork accurately.
• Physical capability to perform manual tasks and operate maintenance equipment.

Required skills

• Experience with preventative maintenance and basic building systems.
• Proficiency in using maintenance tools and equipment such as pressure washers.
• Inventory tracking and basic documentation skills.
