Maintenance Technician – The Caroline (TX)

About the role

The Maintenance Technician ensures that the physical aspects of the property – buildings, grounds, amenities and common areas – meet Greystar’s standards for cleanliness, safety and functionality. The role involves responding to resident requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident service requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, task completion and final inspection.
• Manage inventory of tools, supplies and equipment, track usage, return unused items and notify the supervisor of re‑order needs.
• Document all service requests and maintenance activities accurately and promptly.
• Maintain grounds, common areas and amenities by trash removal, pressure‑washing breezeways and pool areas, general cleaning and painting of curbs and signage.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Comply with Greystar’s safety and risk‑management policies, attending routine safety meetings.

Required profile

• Technical and mechanical aptitude with the ability to diagnose and resolve building defects.
• Attention to detail for inspections, documentation and inventory tracking.
• Ability to coordinate with vendors and contractors.
• Commitment to safety procedures and regulatory compliance.
